What leasing options are available?

Our lease terms range from 6-14 months.

Can I request a specific apartment & can an apartment be held?

​Yes, you may select a specific apartment. Contact us today for more information about holding an available apartment home.

When is rent due and how can I pay? Are there late fees? Is there a grace period?

​Rent is due on the 1st of the month and can be paid through our online resident portal, check, or certified funds. Late fees will be applied on the 4th of the month. 

Are utilities included? (Which ones specifically.)

​Utilities are not included.

Is there an application fee?

​$75 application fee + $150 administrative fee

Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?

​Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.

What happens if I need to move out before my lease expires?

​A fee will be charged to residents who choose to break lease. 

Is renter's insurance required?

A $15 facilities fee is added to your rent each month, which covers the apartment home. You may choose to acquire renter’s insurance to cover your personal belongings, but this is not required.

Do you offer credit reporting?

Yes, we offer credit reporting on rental payments, which can assist in building and maintaining good credit. 

All residents will be enrolled in a 90-day free RentPlus trial. After 90 days of service, residents will be charged $8.95/month for an apartment with a single lease holder or $14.95/month for an apartment with multiple lease holders to continue the credit reporting service. Residents may opt out of RentPlus at any time and information regarding this procedure can be found in your lease agreement. 

Do you offer valet trash service and/or recycling?

​Trash chutes are centrally located in each building.

Are the apartments wired for Wifi? Is there a preferred provider?

​Yes, AT&T fiber

Do you have package lockers/how do I get my packages?

​We are happy to offer 24-hour Luxer One package lockers that will hold your deliveries until you are available to pick them up. 

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

​Breathe easy. We are a smoke free community.

What is the parking situation? Is parking assigned? Is there a fee or permit required for parking?

​Uncovered parking is available for all residents on a first-come first-served basis. One vehicle per leaseholder.

What do I do if someone parks in my parking spot? What is the policy for guest parking?

​Limited guest parking is available.

Do you allow pets? What is the pet policy?

We welcome most dogs and cats. Some breed restrictions apply.

​Yes, a washer and a dryer is included in your apartment!

What kind of kitchen appliances are in the apartment?

​Our appliances are stainless steel. 

Does the apartment come with a microwave?

​We offer walk-in showers in select apartments.
